Terms and Conditions
Bookings

Payments by cash, bacs, or paypal.

A deposit equal to the total cost of the booking is required.

The deposit will be refunded according to the cancellation conditions.

If the booking is cancelled less than 28 days before arrival then a charge equal to the full booking amount will be made.

In the event of a no show or booking reduction (after arrival date) the full cost of the booking is retained

Additional Charges
-
A fully refundable damage deposit of £200 is mandatory and added to your booking fee. This deposit is refundable subject to these terms and conditions.

Number of Guests
-
The maximum number of people permitted to stay at the property is 4 adults and 2 infants up to 18 months old.

Please describe the make up of your group. It will be considered a breach of contract if these numbers are exceeded, or if your party is not as described, and the party will be asked to leave without any refund

Sub-letting or assignation of the let is not permitted.

Any guests visiting the property that are not part of your booking must be made aware to us. Visitors outside of your group or people you have not informed us about, are not permitted.
Arrival and Departure Time

Arrival time is from 15:00hrs on the day of arrival.

We do ask that the property is vacated by 11:00hrs on the day of departure.

We can be flexible on this, depending on previous and future bookings.
-
Where possible we will try to accommodate early and late check-outs.

Guests are met on site at an agreed time and the keys handed to them and a quick welcome and talk through of the property and the farm is given.

Cancellation by the Holidaymaker

Cancellation should be made in writing by email
-
Cancelations made more than 28 days prior to arrival will enable a full refund, minus the payment processing fee
-
The full booking fee will be retained for cancellations made less than 28 days.
-
In the event of a cancellation, we will endeavour to re-let the property and if successful, a refund will be made.

It may also be possible for you to change dates and re-book for another time, please call or enquire by e-mail and a follow up call will be made to you.

We do recommend that you take out holiday cancellation insurance.

Covid – 19

Should the government enforce travel restrictions that mean you have to cancel your holiday, a full refund of your deposit or any payment made will be refunded to you, depending upon what has already been paid.

We recommend you take out travel/holiday cancelation insurance.

Forced Cancellation
-
Due to the owner being forced to close the property due to Government UK or Scottish Directives/Executive Orders, enforced Travel Bans by the government due to COVID-19 you the guest will be refunded your booking deposit or full payment depending upon what has already been paid.

Cancellation by the Property Owner
-
In the unlikely event the property becomes unavailable we will issue a full refund. We will only be liable to return the monies received.

No compensation or consequential losses shall be paid.

Electric, Gas
-
Electricity and gas is included in the rental price but we would ask that you don't leave lights on whilst you are out or not using room, not just for cost but to try and be more thoughtful towards the environment.

Check-out Instructions
-
Please ensure that at the end of the holiday the house is left in a clean and tidy condition, just as you found it.
-
No need to strip the beds
-
Please empty all bins within the property making sure you separate the contents as per instruction upon check-in
-
The main bins should also be separated in the same way
-
Please empty the fridge and freezer leaving NO food contents behind
-
The kitchen should be left in the same way you found it
-
Minor breakages are unfortunate but expected so don't worry about a broken glass or cup, just let us know so we know to replace it
-
Should the property not be left in a similar condition we reserve the right to deduct a cleaning charge from your deposit.

Pets
-
Dogs are only allowed at the property at an additional charge, 2 dogs are permitted per stay
-
A £60 fee is charged per dog per stay
-
Dogs must be under strict control at all times during your stay
-
Any fouling must be cleared up without delay
-
Bring your own dog bed or basket for sleeping in
-
Dogs must not be left alone in the property or left along outside at any time
-
Dogs are not permitted on the beds or to lie on the sofas
-
Please make sure you clean your dog(s) before allowing them upstairs
-
Any hair should be cleaned up before departure
-
Dog owners must ensure their pets are free from parasites and fleas before they occupy the property. Failure to do so may result in additional charges
-
Young dogs (e.g. puppies less than 6 months only) must be declared to us at the time of booking
-
You will be liable for any damage caused by your dogs. Any damage is to be reported immediately. Any additional cleaning required will be charged accordingly
If you break these terms we may be forced to cancel your booking and ask you to leave the property before the end of your holiday period without compensation, or that you pay and additional reasonable charge

Smoking and Vaping

Smoking is not permitted inside the property

If you do smoke outside the property and throughout the farm please don’t through your cigarette butts on the ground, take then back and put in the bin

Vaping is not permitted in the property
​
Liability
-
​We take no responsibility for the personal possessions, vehicles, sporting equipment and possessions are left entirely at the risk of the holidaymaker.

Children must always be supervised inside the property and outside
-
The ground at Mid Torrie is very uneven in places with loose stones and the fields are lumpy from cattle previously being farmed, so when walking about the appropriate walking footwear is advised and wellington boots in the winter and wet months
-
We take no responsibility for damage to clothing, footwear or to yourself should trips and slips happen
-
You are coming to stay in a rural area of Scotland and should prepare yourselves appropriately
-
Mid Torrie is a working farm so there will be heavy machinery in operation so please take care when walking about​​
Breakages
-
We ask that you make every effort to keep the property, fixtures and fittings and all contents in the same state of repair and condition as at the start of the holiday
-
Accidents happen so please report any accidental damage or breakages prior to departure so we can replace them
-
We retain the right to make an additional charge for damage and breakages other than minor breakages and reasonable wear and tear
Laundry​
-
Although a washer/dryer is supplied please don't wash bed linen, if you need more or replacements we will happily supply these to you at a minimum fee
-
Please leave the beds made up, no need to strip
Miscellaneous
-
We reserve the right to enter the house, at a reasonable time, in the event of an emergency or remedial repair work being required
-
We reserve the right to refuse entry to anyone, who in our opinion is not suitable to or capable of taking charge of the property
-
We also reserve the right to or ask the holidaymaker to leave should their behaviour considered to be unreasonable or is in breach of UK laws. Should this occur your payment and /or security deposit will not be returned
-
​We have a zero tolerance to any illegal substance abuse.
A breach of any of these T&C's will result in your security/damage deposit being retained. In some instances and additional reasonable charge will be made depending on the breach. You may also be asked to leave the property before the end of your holiday period without any compensation or refund.
